Check what is already arranged
A scheduled contractor, a planned tenancy, or storage permission may still affect an empty house. Make a list of commitments before discussing a sale date. Vacancy describes the current use; it does not by itself establish that there are no other arrangements.
Distinguish keys from permission
Know who holds access devices and who may authorize a property visit. If a manager or another person handles entry, describe that process. Arrange access directly through the agreed channel instead of placing codes in a general inquiry.
Document the transition in condition
Note what changed after the last occupant left and which work has been completed since. Existing photos or invoices can help explain that sequence. Avoid treating planned work as finished when describing the property to a prospective buyer.
Define the final handover
Discuss stored items, outstanding work, and key transfer as separate points. A proposal should make clear what the buyer expects to receive and when, rather than assume an empty house requires no coordination.
